Yeah. I would think that any real estate attorney, realtor, mortgage company, title insurance, etc. is going to check this out, when they are reviewing the details.  Plus, in my state, a POA has to be notarized and have two witnesses. How do you do that with a forged signature?

Can you do another post with more info in situation? like….

Your dad is in a NH, so who is his DPOA, MPOA?
Is he on Medicaid or has applied for Medicaid?
Is there a Realtor listing done for the sale? or private sale?
Is there a spouse or anyone living at the home?
There's oodles of experience on this site but need for info to help you.
